Non-negotiable: verify by phone
  • Confirm with your attorney how you will receive your proceeds — wire or check.
  • If funds are wired, verify the wiring instructions by phone with your attorney's office at a number you already trust. Never rely on emailed instructions alone, even if the email looks exactly right.
  • Wire fraud is real and it targets real estate closings specifically. A two-minute phone call is the entire defense.
  • Your proceeds are released once the transaction funds and records — same day for most closings.
From Dave: If you ever receive an email changing wiring instructions at the last minute, do not act on it. Call your attorney, then call me. That email is the scam.

4  Walkthrough & Closing Day
The last 24–48 hours
  • The buyer does a final walkthrough shortly before closing to confirm the home is in the agreed condition and personal property is out.
  • Because you pre-signed, you typically do not attend the closing — your attorney handles the table while you move on to your next destination.
  • If you do attend, bring a valid photo ID. That is the one thing the closing table always requires.
  • Keys, remotes, and codes change hands per the possession terms in your contract.

Pre-signing is the cheat code — sign a few days early and closing day belongs to your move, not to paperwork
Utilities: transfer, don't cancel — service stays on through closing; the switch happens behind the scenes
Closing dates can slide a day or two — lender funding and recording timing; normal, not a red flag
Keep paying everything — mortgage, taxes, insurance through closing; overages come back to you at the table
Wire fraud is real — verify wiring instructions by phone with a number you trust before any money moves
