Prices are still up. Buyers are slowing down.
Here is the September story in plain words.
Homes in the Fox Valley sold for more than they did a year ago. The typical home sold for about $459,000. That is up 4.5%.
But fewer buyers signed contracts. About 13% fewer homes went under contract than last September. That tells us next month's sales may slow down.
More homes are for sale, too. And about 4 in 10 homes on the market have cut their price. Sellers who price right from day one still sell fast. Homes sold in about two weeks and got close to full price.
- West Aurora (60506) was the hot spot. Prices rose 16%, and contracts went up too (+18.6%).
- Geneva had the highest median price at $589,625.
- Sugar Grove rose the most (+23%), but only 15 homes sold. Look at its 13-month trend below, not one month.
- Montgomery saw the biggest drop in contracts (−48.6%).
