Why Geneva holds value

Three things underpin Geneva’s price floor: the school district, the downtown, and the river. Geneva CUSD 304 ranks among the top districts in Illinois year after year. Third Street draws buyers who want a walkable, functioning downtown — not a strip mall with a coffee shop. And the Fox River corridor adds a quality-of-life element that doesn’t show up in square footage calculations.

When all three align in a single property, the market responds accordingly.

What the price range looks like

Entry-level in Geneva starts around $350K–$400K for smaller or older homes that need updating. The core of the market — 3–4 bedroom homes in established neighborhoods with updated kitchens and baths — runs $500K–$750K. Properties along the river, on larger lots, or with significant renovation work done push into the $800K+ range and above.

That spread matters. A buyer with a $525K budget in Geneva has a meaningfully different set of options than one at $475K.

For buyers
